This is the 23rd edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees. This Newsletter will provide you with an update on things happening in our community and other information.

HOA BANKING - The HOA maintained several banking accounts with the Washington Mutual Bank. With all the turmoil on the national level with banks your Trustees have maintained a close watch on our accounts.
Be assured that all our funds are safe and fully covered by FDIC insurance.
Howie recently visited the Washington Mutual Bank ( now JP Morgan Chase Bank) in Park City and reviewed all our accounts. The bank is currently transferring all old Wamu accounts to the new JP Morgan Chase accounts. The Trustees will continue to monitor the changes that occur due to the bank consolidation and make any changes in our banking relationships that are deemed appropriate.
NEW TRUSTEE - Trustee Jon Larson recently
sold his townhouse and submitted his resignation as a Trustee to the Board of
Trustees. On behalf of the entire membership our sincere thanks for his
efforts and contributions to the community were conveyed to Jon. In accordance
with the CCR’s and the Association By-laws, the Trustees appointed owner and
full-time Bear Hollow Village resident Susan Russell as an interim Trustee.
Here is a brief introduction of Susan….
Susan and her husband Rick are full time residents in Bear Hollow Village. They met
one of their life goals when they relocated to Park City from Atlanta, Georgia three years ago. Prior to her arrival in Park City
Susan worked in the medical industry/ administration. During her 15 years
in Atlanta
and her time here in Park City she also manages a medical meeting planning company and is
active in her husband’s live television production company, Gunner Live.
Susan has recently joined Jess Reid Real Estate as a Realtor in the Park City area. She is
a member of the Park City Board of Realtors and the National Association of
Realtors. She looks forward to serving the community in her newly

SUMMIT WATER - there has been a long standing “controversy” with Summit Water Company regarding expenses related to water usage in Bear Hollow Village. Billing for water usage is controlled by the amount of “water shares” that are issued to the HOA for common area irrigation and the Clubhouse, and water shares issued to individual owners for their culinary water ( used inside their homes) and irrigation water ( used outside their homes - pertains to single family homes only). The controversy centers around the fact that the HOA and Hamlet Homes believe we have far too many water shares issued for water we will never use and we are billed in excess for these water shares. Howie has written to Summit Water Company to outline our concerns and to request explanations on the water share allocation formula. Recently, Mike Brodsky and Nick Mingo from Hamlet Homes met with Summit Water representatives to review the entire water share issue. They provided detailed information on the amount of water that is needed for all aspects of the community and at this time Summit Water is in basic agreement that Bear Hollow Village has excess water shares issued. This is significant to us because it can lead to a reduction in our water bill. Our next step is to request a re-calculation of our water bill, based on a revised water share allocation, and a possible credit for water billed in excess over the past few years. Howie is coordinating our efforts with Hamlet Homes in this regard. More information to follow as it develops.
MAINTENANCE - It cannot be emphasized enough that it is very important for individual owners to maintain the exterior of their homes in an appropriate manner. The weather extremes of harsh winter and the ultraviolet rays from the sun during the summer at our higher mountain elevation take their toll on exterior finishes of our properties, especially the wood logs on decks and entrance ways throughout the community. It is extremely important that the wood logs and beams be treated with stain and/or preservative to prevent them from cracking and / or twisting. The HOA recommended to all owners in the Summer 2008 Newsletter that this maintenance concern be addressed; many owners heeded this advise and took steps to address this issue. Regrettably, many owners did not address this concern. The trustees have noted many homes that are now experiencing further deterioration of their exterior wood surfaces ( due to the lack of proper maintenance) that will undoubtedly result in more expensive repairs and maintenance in the near future. (It is somewhat late in the year weather-wise to now address exterior painting or staining of homes).
In accordance with the CCR’s and the No Unsightliness Policy, the HOA will be citing Owners who have not addressed the exterior maintenance and appearance of their homes in early 2009 and requiring them to address this issue or risk the consequences of fines and suspension of owner privileges.
CLUBHOUSE - There have been some problems with the access card system denying owners access to the Clubhouse. Our Clubhouse manager, All Seasons Resorts, and the Trustees have been working on resolving this lingering problem. The problem is rooted in a glitch in the software controlling the system on the Clubhouse computer. We have brought in tech people and consulted with the system manufacturer (Honeywell)
in efforts to resolve the problem. Some problems with owners cards have been fixed and other owners have been issued new cards. If you are experiencing a Clubhouse access card problem please call JIM SIMMONS from All Seasons Resorts directly at 435-513-9489. The access card system at the Clubhouse is a good system in general. We are frustrated by this lingering problem, as are owners encountering this problem. We are working diligently to fix this problem, or to replace the system if necessary.
The pool was closed for the season on September 22, 2008. The hot tub will remain open all year round, weather permitting.

TRUSTEE MEETING OVERVIEW
ANNUAL MEETING - the Annual Meeting of the Homeowner’s Association has been set for Monday night December 8, 2008. All owners will receive a packet of information in the mail next month identifying the location and time of the meeting, along with a financial report and proposed 2009 budget. This is a preliminary announcement on the meeting to assist you with making travel plans. All owners are encouraged to attend the meeting, or send in their proxy as requested.
