This is the 26th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees. This Newsletter will provide you with an update on things happening in our community and other information.

CLUBHOUSE – the pool was closed for the season on Monday, September 21st. The hot tub remains open all year long (weather permitting).
We have started a Clubhouse Book Exchange for the benefit of all members of the community. Please feel free to take a book from the bookcase located in the entry hall in the Clubhouse and enjoy the reading. If you have clean, used paperback or hard cover books that you have already read please consider sharing them with others by placing them in the Clubhouse bookcase. There are no costs associated with this service.
The Trustees have received many favorable comments on the improved appearance of the Clubhouse and the services being provided by Greg in his role as Clubhouse manager. All needed repairs and necessary upgrades to the Clubhouse amenities have been addressed or are scheduled. The carpeting is scheduled for a professional cleaning this month. We are also considering expanding the floor tiles through the Club Room in the high traffic area between the entry to the Club Room and the pool area. (The tv viewing area and the leather couch areas will remain carpeting). Estimates will be obtained and reviewed and we will address this issue in Spring 2010.
The HOA is purchasing the two vending machines from Hamlet for a total price of $2,000.00 and assuming responsibility and control for their continued operations.
We have expended considerable time and effort to address the problems encountered with the Clubhouse access cards not working properly. If owners or their guests experience a card malfunction please contact Greg directly. (435-655-5888 or greg@sisna.com ).
WINTER WEATHER ALERT - When is the last time you had your fire sprinkler system checked and winterized? Winter is approaching and every year 1-2 owners in the community experience the displeasure and discomfort of a frozen / broken water pipe inside their home. A big mess to deal with; you do not want this to happen to you. All owners are asked to please have their fire suppression / sprinkler systems checked and serviced to be sure they are working properly and to ensure they have antifreeze in the lines to prevent freezing ! The following sprinkler system contractors have worked in Bear Hollow before with no complaints: Certified Fire 801-503-5454; Firetrol 435-485-6900 ; Tyco Simplex Grinnell 801-262-4242 – please feel free to contact anyone of your choosing to check and service your sprinkler system. Also, do not turn down the heat in your unit too low because you are not there – keep homes ( and your water pipes) warm. If you have water pipes in unheated areas of your home (such as a mechanical room or garage in lower level) consider insulating the pipes and/or installing a small heater unit ( please adhere to safety codes).
COMMON AREA 16 – BEAR HOLLOW PARK PROJECT - Expenses for the
completion of the park project, now being referred to as “Bear Hollow Park” were as follows:

Approximately $24,000.00 was collected from the Special Assessment billed to the owners in 2007 / 2008 for this project; the balance of expenses were paid from existing budget line items. There are still tables and benches to be purchased and installed; we will provide these items in 2010. Many community members have given very positive feedback on the completion of the park and its overall appearance. We believe this was an excellent addition to the community.
There needs to be some gravel placed next to the basketball court along the back line perimeter to prevent out of bounds balls from going into the dirt. This will be addressed in Spring 2010. The basketball back board and pole will be taken down and stored for the winter in near future.

PARKING - there are signs posted throughout the community advising where parking is prohibited. With winter and snow approaching we will be enforcing the parking regulations more stringently. Parking rule violators are subject to towing at their expense. Please obey the posted parking rules and notify your guests / renters to do the same. We do not like to tow vehicles but the safety of the community will not be compromised.
New parking regulatory signs have been put in place on Lillehammer Lane in the areas in front of the Clubhouse, the live/work townhouse units and the Office Building. This area is referred to as the “Village Square”.
SNOW REMOVAL SERVICES AND CONTRACT – The Trustees discussed Red Barn’s performance last year with snow removal which was rated “fair”. They were quick to respond to any problems and addressed them in a timely manner, but we need them to address issues before they become problems. Red Barn has advised the Trustees they are adding new equipment to their snow removal inventory and will not be sub-contracting any snow removal services this new season. The Trustees have agreed that a contractor needs time to learn and understand the community and it would be best to continue on with Red Barn providing snow removal services for the upcoming winter season. Howie will meet with Red Barn and discuss contract renewal terms.
Owners are requested to do their part to assist snow removal services throughout the community. Here are some points to consider….

The HOA will not clear the snow from decks or residential stairs –
this is your total responsibility.
THINGS YOU CAN DO TO HELP KEEP YOUR PROPERTY AND THE COMMUNITY CLEAR OF SNOW/ICE ACCUMULATION PROBLEMS:
ANNUAL MEETING ADVANCE NOTICE - the 2009 Annual Meeting has been scheduled for Monday night, December 7, 2009. This is an advance notice for owners to mark their calendars for this date. All owners are encouraged to attend the Annual Meeting. More information on the meeting time / location will be mailed to you in early November.
HOLIDAY PARTY ADVANCE NOTICE - the Association will host a Holiday Party for all owners and their guests on Monday night, December 28, 2009 at the Clubhouse.   This is an advance notice for you to mark your calendars for this date. It is an excellent opportunity to socialize with your neighbors and make new friends. More info will be sent to you further describing the event next month.
SKI PASS REMINDER - there are many new owners in our community. For their benefit and as a refresher to all owners be reminded that as a Utah property owner you are eligible for discounted LOCALS SKI PASSES at many of the area resorts. Each has a unique program and discount available. Generally, you must sign up in person at the resort ski desk and show proof of Utah property ownership ( bring a tax bill or a utility bill) to qualify. After initial sign up, you can usually renew or buy more discount passes on line or over the phone. Contact your favorite resort/s/ now to enroll – BIG savings !
