Real Estate “For Sale/For Rent” Sign Policy
PURPOSE:
The Real Estate “For Sale/For Rent” Sign Policy is to regulate the reasonable display of “For Sale” and “For Rent” signs and sales literature boxes on Units in Bear Hollow Village that are being resold or rented by Owners or their Agents. This policy will also cover the “For Sale” signs displayed on vacant lots.
AUTHORITY:
Article 4.1(d) of the CC&Rs dated March 2004 provides the authority to the Board of Trustees for regulation of the Real Estate “For Sale/For Rent” signs in Bear Hollow Village.
This policy does not apply to the Declarant during the development period.
DEFINITIONS:
Real Estate signs- Standard real estate signs no larger than 2 feet by 2 feet in dimension.
For Sale signs – Standard for rent signs no larger than 2 feet by 2 feet in dimension.
Literature boxes- Standard sales literature dispensing boxes made to hold 8 1/2 inch by 11 inch sales literature for the Unit or lot.
Vacant Lot signs- Standard Real Estate sign of 2 feet by 2 feet in dimension attached to a post of 4 inches by 4 inches in dimension.
RULES AND REGULATIONS:
There shall be only one “For Sale/For Rent ” sign for a Unit and it must be inside a single window in the Unit. There shall be only one literature box on the outside of a Unit. The sign and literature box must be on the same side of the Unit at the choice of the Owner.
Vacant lots will be permitted to display a single 2 foot by 2 foot in dimension “For Sale” sign mounted on a 4 inch by 4 inch post to advertise the property.
ENFORCEMENT:
The Owner /s/ of a Unit or vacant lot in violation of this Policy will receive a correspondence notifying them they are in violation of the Policy and the HOA request for correction of the violation. Owner/s/ will be given 7 calendar days from the date of this correspondence to correct the violation. If the violation continues after the expiration of the 7 day period, a fine of $25.00 a day will be imposed on the property Owner/s/ for each day the violation continues. Fines will be added to regular Dues Assessments and must be paid in full. The HOA will notify Owner/s/ in writing of the date fines commence and the date they are terminated (when the violation ceases).
Unit owners are responsible for providing notification to their property management agents and their real estate agents of the Real Estate “For Sale/For Rent” Sign Policy in Bear Hollow Village.
This Policy is effective commencing April 1, 2004.
