NEWSLETTER

SUMMER  2007

 

This is the 19th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees.   This Newsletter will provide you with an update on things happening in our community and other information.

LANDSCAPING SERVICES –   our landscaping contractor, High Peaks, has been busy handling projects and assignments throughout the community as directed by the Trustees.

Many difficulties getting the landscaping season off to a smooth start were encountered, for example;  many single family homeowners were late in turning on their irrigation water valves causing overall system turn on problems, we had snow in April and May, and now we have a drought situation to deal with.  We are now pretty much caught up with scheduled projects.  Here is an overview of what has been completed:

-         in response to owner complaints and concerns we changed the grass cutting services to include bagging all clippings in the residential areas. 

-         The bridge over Bobsled Blvd. by the Village Green was pressure washed, minor repairs made as needed, and re-stained.

-         The Village Green areas damaged by the stream problems from last year was re-sodded, along with many areas in the community that needed sodding.

-         The HOA has replaced many dead tree’s throughout the community that were in common areas.  A few more need to be be replaced and some new one’s will also be added.  A detailed list of all other dead tree’s in the community that are on owners private property has been completed and is now under review.  The list has been forwarded to Hamlet Development for their review and determination if any warranty on the dead tree’s is still in effect.  Owners are reminded that replacement of dead tree’s on their private property is their responsibility.  The HOA will work with all owners to coordinate replacements, get volume discounts, and use the on site landscapers to do removal & install of replacement tree’s.  All owners affected will be contacted directly with further information shortly.

-         Weeding of the entire community was completed by additional staff brought in for this time consuming and labor intensive project.

-         Mulching of all plant beds is in progress and near completion at the time of this Newsletter.

-         Pruning of tree’s and shrubs will begin as soon as mulching is completed.

-         Flag poles have been installed on either side of the mail kiosk building.  The poles were received from Hamlet ( at no cost to the HOA).  We need to resolve some issues on illuminating the poles before flags can fly; Summit County ordinance

on lighting needs to be complied with.  We are working on a solution at this time.

-         The project to re-landscape the center island in front of the mail kiosk is on 

      temporary hold due to drought conditions and restrictions in effect.  ( It is not a 

      good time to install new tree’s and shrubs when we cannot water them as needed.) 

      We will complete this project later this year.

 

 

CLUBHOUSE  -  

 

All owners are reminded to please obey the Clubhouse rules and to ensure that their property managers / renters are fully aware of the rules.   Please DO NOT send children to the Clubhouse without responsible adult supervision.

THE LODGE UNITS - 

 

VOLUNTEERS NEEDED !

 

Your Trustee’s are requesting Owner volunteers to staff the following Committee’s:

 

GROUNDS COMMITTEE -  this Committee is formed and in place.  Several owners on the Committee are assigned specific areas of the community to maintain a watchful eye on things and report any conditions that need attention or maintenance to the Trustees.

The Committee members send an email or telephone call to the Trustees weekly (or as needed) to report problems or advise everything is OK.  The existing Committee members are doing an excellent job and would welcome more owners to their ranks. 

 

CLUBHOUSE COMMITTEE – this Committee needs to be formed.  Duties will include keeping a watchful eye on the Clubhouse building, its contents and the grounds within the fenced in pool area and reporting any problems or maintenance issues to the Trustees.

The Committee members will also be asked to assist with decorating the interior of the Clubhouse during holiday seasons; all decorations will be provided by the HOA.

 

DESIGN REVIEW COMMITTEE  -  the Trustee’s  are currently performing the duties of the Design Review Committee which include the review and approval /denial of any

Projects that change the exterior of an owners property in accordance with community rules and the Development Agreement.  Hamlet professional staff assist the Trustees as required for any significant projects.  We would like full time residents, especially anyone experienced in law, architecture, engineering or real estate to volunteer for this Committee.
