This is the 20th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees. This Newsletter will provide you with an update on things happening in our community and other information.

COLD WEATHER ALERT - winter is approaching, every year 1-2 owners in the community experience the displeasure and discomfort of a frozen / broken water pipe inside their home. A big mess to deal with; you do not want this to happen to you. All owners are asked to please have their fire suppression / sprinkler systems checked and serviced to be sure they are working properly and to ensure they have antifreeze in the lines to prevent freezing ! The following sprinkler system contractors have worked in Bear Hollow before with no complaints : Firetrol 435-485-6900 ; Tyco Simplex Grinnell 801-262-4242 – please feel free to contact anyone of your choosing to check and service your sprinkler system. Also, do not turn down the heat in your unit too low because you are not there – keep homes ( and your water pipes) warm. If you have water pipes in unheated areas of your home (such as a mechanical room or garage in lower level) consider insulating the pipes and/or installing a small heater unit( please adhere to safety codes).
NO PARKING AREAS - new No Parking signs have been installed on Kodiak Way, Grizzly Way, Polar Way. Also, there are now signs on Oslo Lane indicating parking is only allowed on one side of the street. All residents are asked to please obey these new signs, and ALL no parking signs throughout the community. Cars parked illegally or hindering snow removal operations will have to be towed at the owners expense in accordance with the HOA Parking Rules & Regulations. Your cooperation is appreciated.
NEW TRUSTEE - Pursuant to the CCR’s, the Board of Trustee’s has appointed Greg Watkins as a Trustee, effective 8/1/2007, to serve the balance of the term created by the resignation of Rich Sippos. Here is a brief introduction of Greg….
Greg and his wife,
Terry, are full time residents in Bear Hollow Village. Born and raised in Pennsylvania,
Greg met and married Terry while serving in the Air Force. They have raised
three fabulous daughters and currently have one grandchild, George.
After establishing and successfully operating an airline ticket import and export business in London, England for 12 years, Greg was recruited by IKANO Communications to become President of SISNA, one of the nation’s original, and Utah’s largest Internet provider. Under Greg’s executive leadership and management, IKANO ranked number 40 in the “INC Top 500” fastest growing companies in the USA and number 2 in the “Inner City 100” fastest growing companies in America’s inner cities.
Greg has received many honors and accolades during his 30 years of corporate and business accomplishments in North America and Europe, including the 2004 Utah “Best of State Award in Science” as an Internet Service Provider. In 2003, Weber State University honored Greg as one of six Alumni who had excelled in business.
While maintaining ownership of nine internet franchise areas in Illinois and an internet provider business in Texas, Greg is currently focused on and working daily in his Park City real estate business. Greg can be contacted at 435-655-5888 or gwatkins@remax.net
CLUBHOUSE - in an effort to upgrade our computer internet access services on the Clubhouse computers we are changing service providers from First Digital to Elsinore Communications ( a Hamlet subsidiary formed exclusively to provide internet access services to the Lodges and the Office Building). There are no added costs we will incur and a better internet signal / service is anticipated.
Greg has been coordinating services and upgrades to the Clubhouse:
We are trying to keep the Clubhouse and its contents in first class condition. Please recognize that things break, things wear out, and things need service. If you note anything that needs fixing or servicing, please bring it to the attention of any of the Trustees so we can have it addressed as soon as possible.
LANDSCAPING SERVICES – the landscapers have been kept busy with numerous projects to keep the community appearance in top shape. Here is a summary…
· we have replaced dozens of dead tree’s throughout the community; HOA replaced tree’s in common areas; 26 individual owners participated in the dead tree replacement project and had new tree’s planted on their private properties.
· The center island on Bobsled Blvd. across from the mail kiosk has been completely re-landscaped. A 13 foot tall Colorado blue spruce tree was planted in the center of the island, with smaller Aspens and Canadian red tree’s on either side of it. Smaller flowers, decorative shrubs and boulders will be added to complete the project soon. We need to run an electric line from the mail kiosk building to the center island so we can install decorative and holiday lighting – work is now in progress.
· All mulched areas of the community received a fresh layer of mulch.
· Solar lights are being installed on the new flag poles by the mail kiosk building to illuminate USA and Utah state flags which will be flying shortly.
COMMUNITY SAFETY REMINDER - a townhouse owner on Bobsled Blvd. advised that someone entered their open garage door and stole a bicycle from the garage and an Ipod from a car parked in the garage. The theft occurred between 11AM and 12 Noon on a weekday. This is an unfortunate and rare incident in our community, but it should serve as a reminder for all to be cognizant of strangers in the community and to take necessary safety precautions to safeguard themselves and their property.
COMMON AREA 16 SURVEY UPDATE - as of this Newsletter, only 84 Owners have responded to the Survey sent out. If you have not already sent your reply, please do so at your earliest convenience; another copy of the Survey Form is attached to this Newsletter for your convenience. PLEASE SEND IN YOUR COMMENTS !
LODGE UNITS UPDATE - currently, there are a total of 70 Lodge units sold and occupied. Building A ( across from the Clubhouse) is completely sold with 36 units; Building C ( behind A) is completely sold with 25 units; Building D (facing Lillehammer Lane behind Clubhouse) has 9 units sold and occupied – further sales and closings are pending. Building B ( behind D) has the foundation in place but has not gone vertical at this time.
On September 18, 2007 Howie attended the first meeting of the Lodges at Bear Hollow Homeowner’s Association and provided an overview of the Bear Hollow Village HOA and the relationship to the Lodges HOA. Howie and Jim Simmons, All Seasons Resorts, discussed maintenance issues and are working on a “reciprocity” policy between the two Associations. An invitation to all Lodge owners to attend our Annual Meeting was extended.
ANNUAL MEETING - the Annual Meting of the Bear Hollow Village Homeowner’s Association will be held on Monday night December 10, 2007 at 7:00PM MST in the Santy Auditorium, 1255 Park Avenue, Park City, UT 84098. All owners will receive more information about the Annual Meeting next month; please mark your calendars now and plan to attend.
HOLIDAY PARTY - the HOA will host a Holiday party for owners and their families and friends at the Clubhouse on Friday night December 28, 2007, 7:00PM until ??? . All are welcome to attend; more information will be mailed to you next month.

SNOW REMOVAL SERVICES - as winter approaches we are gearing up for snow removal services. We have again contracted with High Peaks to provide snow removal and road sanding services to the community and owners. All roadways will be plowed; all sidewalks will be cleared; all driveways will be plowed and a path will be shoveled to your doorway after each snowfall.
Your cooperation and assistance with snow removal services is needed;
BUS SERVICE INTO BEAR HOLLOW - Summit County/ Park City has a long range plan to create a new bus shuttle route called the “Snyderville Shuttle” which will come into Bear Hollow Village and connect to the Canyons Ski Resort and the Outlet Malls at Kimball Junction. Please note the emphasis on this being a long range plan; it will not happen this year ! We are also checking into the possibility of a shuttle service that will be independently operated by the Canyons Ski Resort, running between Kimball Junction and the Canyons, stopping in Bear Hollow Village. If discussions are fruitful, we will post information on our website www.bhvhoa.com to advise you of this service.
VOLUNTEERS NEEDED !
Your Trustee’s are requesting Owner volunteers to staff the following Committee’s:
GROUNDS COMMITTEE - this Committee is formed and in place. Several owners on the Committee are assigned specific areas of the community to maintain a watchful eye on things and report any conditions that need attention or maintenance to the Trustees. The Committee members send an email or telephone call to the Trustees weekly (or as needed) to report problems or advise everything is OK. The existing Committee members are doing an excellent job and would welcome more owners to their ranks.
CLUBHOUSE COMMITTEE – this Committee needs to be formed. Duties will include keeping a watchful eye on the Clubhouse building, its contents and the grounds within the fenced in pool area and reporting any problems or maintenance issues to the Trustees. The Committee members will also be asked to assist with decorating the interior of the Clubhouse during holiday seasons; all decorations will be provided by the HOA.
DESIGN REVIEW COMMITTEE - the Trustee’s are currently performing the duties of the Design Review Committee which include the review and approval /denial of any Projects that change the exterior of an owners property in accordance with community rules and the Development Agreement. Hamlet professional staff assist the Trustees as required for any significant projects. We would like full time residents, especially anyone experienced in law, architecture, engineering or real estate to volunteer for this Committee.
Any Owners interested in volunteering for any of the above Committee’s are asked to contact any of the Trustee’s for further information and assignments. Thank you in advance to all volunteers, and a special Thank You to our existing volunteers, keep up the great work !!
