This is the 24th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees.   This Newsletter will provide you with an update on things happening in our community and other information.

HOA BANKING   -  the HOA maintains several banking  accounts with the Washington Mutual Bank, including a checking account for our daily operating capital expenditures and “liquid CD’s” for our savings / reserve accounts.  As you probably know, Washington Mutual Bank has been acquired by the JP Morgan Chase Bank.  This is resulting in some changes in banking products being offered.  The liquid CD accounts we have used are no longer being offered by Chase Bank.  The Trustees reviewed our investment options and decided that our best course of action was to utilize regular CD’s but to stagger their maturity dates.  Howie and Jody visited the Washington Mutual / Chase branch in Park City and closed out our 3 liquid CD accounts, which totaled $128,588.37.  We opened a money market fund account with check writing feature and a new 9 month CD for $20,000.00  In the next few months we will open additional CD accounts for $20,000.00 each to stagger maturities and maintain liquidity of our funds and still capture a reasonable rate of interest on our deposits.

 

At this time we also have $11,826.95 in our checking account.  All bills are current and paid on time.

 

CLUBHOUSE-- –the pool is scheduled to open on or about MAY 15.

There is a new federal law, the Virginia Graeme Baker Pool & Spa Safety Act, that requires all pools and spas to be outfitted with drain covers that prevent suction entrapment.   We have solicited bids from area contractors and have selected Dolphin Pools to perform the required modifications to our pool and spa.  We expect the installations to be completed without interfering with normal pool and spa operations.

(Yes – the pool is heated ! )

 

The exercise equipment has been given a preventive maintenance tune up and safety check.  One of the motors for a treadmill is making a low pitched sound and will need to be replaced very soon.  We are addressing this issue with Foothill Fitness Co.  Greg is coordinating the services needed and keeping a watchful eye on the Clubhouse.

 

Our Clubhouse annual management and maintenance contract with All Seasons Resorts will be expiring shortly.  The Trustees are reviewing past performance by All Seasons and weighing all options on how to maintain and improve Clubhouse services.

 

MAINTENANCE / UNSIGHTLINESS-   it cannot be emphasized enough that it is very important for individual owners to maintain the exterior of their homes in an appropriate manner.  The weather extremes of harsh winter and the ultraviolet rays from the sun during the summer at our higher mountain elevation take their toll on exterior finishes of our properties, especially the wood logs on decks and entrance ways throughout the community.  It is extremely important that the wood logs and beams be treated with stain and/or preservative to prevent them from cracking and / or twisting.  The HOA recommended to all owners in the Summer 2008 Newsletter that this maintenance concern be addressed; many owners heeded this advise and took steps to address this issue.  Regrettably, many owners did not address this concern.  The Trustees have noted many homes that are experiencing further deterioration of their exterior wood surfaces ( due to the lack of proper maintenance) that will undoubtedly result in more expensive repairs and maintenance in the near future. 

 

In accordance with the CCR’s and the No Unsightliness Policy, the HOA will be citing Owners who have not addressed the exterior maintenance and appearance of their homes in early 2009 and requiring them to address this issue or risk the consequences of fines and suspension of owner privileges.

 

PLEASE address these maintenance concerns without having to be notified by the HOA. Now is a good time to begin planning for exterior maintenance / staining / painting projects.  Owners who would like a referral to contractors who have done work in the community with no complaints and for a fair price should contact Howie via email hb2690@aol.com  or telephone 908-707-4594.

 

 

PETS  -   domestic pets (dogs, cats) are a part of any community.  Pet ownership also requires owners to act responsibly and treat their pets and the community that they are a part of with courtesy and respect for others.  There are several owners and long term renters in the community who are allowing their dogs to run un-attended and off leash in the community.  These dogs are leaving pet droppings all over the lawn and sidewalk areas that are not being picked up by their owners.  The HOA has a Pets Policy and the Summit County Health Department has strict rules regarding sanitation and pets.

The Trustees and many residents in the community are noticing constant violations by dogs and their owners not picking up droppings. 

 

Effective immediately, any pet owner observed allowing their pet to be unattended in the community or not picking up droppings will be referred to the Summit County Animal Control Officer for fine and enforcement actions as necessary.  Owners with pets, or owners renting to tenants with pets, should modify their actions to comply with community rules and County laws immediately.

 

DEVELOPER’S REPORT -   there is 1 unit remaining for sale in Lodge Building D and there is 1 unit remaining for sale in the Bear Claw Condo building.  The start of construction on Lodge building B is under review by Hamlet Homes with no firm start date for construction established at this time. 

 

LANDSCAPING SERVICES -    Red Barn Landscape will provide services to our community on a regular basis throughout the spring /summer /fall.  A cleanup from winter snow plowing operations is now in progress.  Lawn areas damaged by plowing will be repaired.  Howie has conducted a comprehensive inspection of the community with Red Barn personnel and identified areas that need special attention / repairs and they are being addressed.

 

COMMON AREA 16 PARK PROJECT -   we are obtaining bids from area contractors for the work needed and hope to start this project shortly and complete it in May 2009.

 

RECYCLING  -   Summit County does have a recycling program that is geared towards full time residents participation.  Any owner in the community who would like to participate in recycling should visit the Summit County Utah website for information and details on recycling options available to you.    Here is the link to the Summit County site… www.co.summit.ut.us/publicworks/recycle.html
